Step by step

Buying property in Mallorca

From the first viewing to the handover of the keys — we guide you through every step of the buying process in Spain.

1

Search profile & initial consultation

In a personal conversation (on site or by video) we clarify your requirements: budget, location, use, timeframe. Based on your profile we also open our off-market portfolio to you.

Timeframe: 1–3 days  |  Free of charge & non-binding

2

Viewings & property selection

We organise all viewing appointments. In Mallorca it is common to view several properties in a targeted way over 1–2 days. We are with you — on site or via live video.

Timeframe: 1–5 days  |  We coordinate everything

3

Applying for the NIE number

The NIE (Número de Identidad de Extranjero) is mandatory for any property purchase in Spain. It is applied for at the Spanish consulate or directly in Mallorca. We recommend a local lawyer who takes care of this step.

Timeframe: 1–3 weeks  |  Start in parallel with the viewings

4

Reservation agreement (Contrato de Reserva)

Once an agreement is reached, a reservation agreement is signed — usually with a deposit of €6,000–10,000. The property is then taken off the market. At the same time your lawyer begins the due diligence.

Timeframe: 1–2 weeks  |  The deposit secures the property

5

Purchase agreement (Contrato Privado de Compraventa)

After a positive due diligence a private purchase agreement is signed. As a rule, 10% of the purchase price falls due as a deposit at this point. The remaining purchase price is paid at the notary appointment.

Timeframe: 2–4 weeks after reservation

6

Notary appointment & transfer of ownership (Escritura)

At the notary appointment (Escritura Pública) the purchase agreement is notarised and the remaining purchase price is paid. You receive the keys. Your lawyer then takes care of the land registry entry and tax filings.

Timeframe: 6–10 weeks after reservation in total

After the notary appointment you are the owner. If you wish, we also support you afterwards: property management, renovation coordination, rental management or resale.
