Port Andratx is one of the most expensive and sought-after property markets in the entire Mediterranean. The natural harbour, the international community of buyers and the limited supply of building land make Port Andratx a particularly stable market.

Prices in the segment above €2 million have risen in Port Andratx by an average of 8–12% per year since 2022. Supply remains structurally tight — new-build permits are heavily regulated in the municipality of Andratx.

Outlook 2026/2027
