How much does a notary cost in Mallorca? All fees 2026

✍️ MaxMallorca editorial team 📅 10 March 2026 ⏱️ 5 min read

When buying a property in Mallorca, notary fees are payable in addition to the purchase price and the property transfer tax (ITP). In Spain they are calculated according to a state fee schedule (Arancel notarial) and are therefore — unlike in Germany — not freely negotiable.

How are notary fees calculated in Spain?

Notary fees in Spain depend on the notarised purchase price. The fee schedule is progressive — higher purchase prices pay proportionally less than cheaper properties.

Typical notary costs as a guide:

Purchase priceNotary costs approx.Land registry approx.
€500,000€800 – 1,200€400 – 700
€1,000,000€1,200 – 1,800€700 – 1,000
€2,000,000€1,800 – 2,500€1,000 – 1,500
€5,000,000€3,000 – 4,000€1,800 – 2,500

What should you bear in mind at the notary appointment in Mallorca?

The notary appointment (Escritura Pública de Compraventa) is the final step when buying a property. You should know the following points:

Who pays the notary fees?

In Spain the buyer usually bears the notary fees. The land registry fees (Registro de la Propiedad) are also paid by the buyer. The seller generally bears the Plusvalía (municipal tax on the increase in value of the land).

Tip from MaxMallorca: Plan for at least 10–12% of the purchase price for the total additional costs (ITP + notary + land registry + lawyer). For new builds (IVA instead of ITP) it is 12–13%.
